Work Set to Begin on Historic Invertay House Affordable Housing Project in Monifieth

Work is set to start on the Invertay House affordable housing development in Monifieth, marking a significant milestone in Angus Councilโ€™s commitment to delivering high-quality homes for local communities.

Following a competitive procurement process, Angus Council has appointed Clark Contracts as the main contractor for the project. Site set-up and pre-construction works are scheduled to commence on 8 June 2026, with construction expected to take approximately 24 months.

The project will transform the former Invertay Primary School site on Maule Street into 19 high-quality affordable homes for social rent, bringing a historic building back into use while helping to meet local housing demand. The historic B-listed building and janitorโ€™s house will be converted into 16 flats. In addition, three new family homes will be built on the western portion of the site.

This development is supported by Affordable Housing Supply Programme grant funding from the Scottish Government and features in the approved Strategic Housing Investment Plan 2026/27 – 2030/31.

The development aims to achieve Passivhaus EnerPHit certification, a high-level standard for refurbishing existing buildings. If achieved, it would mark a significant milestone as the first listed buildings in Scotland to reach this level of energy performance.

Originally built in 1878 as Monifieth Public School, the building became Invertay Primary School in 1966 before closing in 1985. The site later served as council offices before becoming vacant in 2016. Throughout the design process, careful consideration has been given to preserving the buildingโ€™s historic character while creating modern, energy-efficient homes for future residents.
